GIDC Shekhpat Jamnagar Industrial Plot: Eligibility, Cost & Application Guide

If you are a factory owner or manufacturer planning to apply for an industrial plot in Jamnagar, GIDC Shekhpat is one of the notified industrial estates where applications are accepted through the official GIDC portal.

This guide explains eligibility, indicative cost, documents required, and the application process in simple terms, based on information published by Gujarat Industrial Development Corporation (GIDC).


1️⃣ What is GIDC Shekhpat, Jamnagar?

Shekhpat is an industrial estate developed by GIDC in Jamnagar district, Gujarat. Plots in this estate are earmarked for industrial and manufacturing use as per GIDC zoning regulations.

Applications for plots are accepted online only through the GIDC portal, subject to plot availability and scrutiny by GIDC.

2️⃣ Who is Eligible to Apply?

As per GIDC norms, the following applicants may apply:

  • Individual / Proprietor
  • Partnership Firm
  • LLP / Private Limited Company
  • Existing industrial units planning expansion
  • New manufacturing units

📌 Final eligibility and allotment are decided solely by GIDC, based on documents and project details submitted.

3️⃣ Plot Categories & Indicative Price

GIDC has notified two categories for the Shekhpat industrial estate:

🔹 Category-1

Plot size: Up to 3,000 sq. meters
Indicative allotment price: ₹2,650 per sq. meter

🔹 Category-2

Plot size: Above 3,000 sq. meters
Indicative allotment price: ₹3,360 per sq. meter

📌 Prices are as per the GIDC allotment price list and are subject to revision by GIDC from time to time.

4️⃣ Other Costs (As per GIDC Rules)

In addition to the plot price, the following charges may apply:

  • Frontage charges (where applicable)
  • Stamp duty and registration charges (as per Government of Gujarat rules)
  • Utility connection charges such as water and electricity (applied at later stages)

All charges are payable strictly as per GIDC and Government regulations.

5️⃣ Documents Required for Application

As per GIDC application guidelines, applicants are generally required to submit:

  • Online application form through the GIDC portal
  • Project Report (DPR)
  • Basic layout plan (indicative plot utilisation, not a sanctioned building plan)
  • PAN card
  • Aadhaar / address proof
  • Business constitution documents, where applicable
  • Undertaking or declaration as prescribed by GIDC

6️⃣ Is Layout Plan Required?

Yes.

GIDC requires a basic layout plan indicating the proposed utilisation of the plot, such as:

  • Factory shed
  • Storage area
  • Office and utilities
  • Open or green area

📌 This is not a sanctioned building plan. It is only an indicative layout submitted for application purposes.

7️⃣ Payment Structure (No Need to Pay Full Amount at Once)

As per GIDC policy, applicants are not required to pay the full plot cost upfront. The typical payment structure includes:

  • 30% down payment within the time specified in the Offer-cum-Allotment letter
  • Remaining 70% payable in quarterly instalments
  • Initial moratorium period available as per GIDC policy
  • Interest charged on instalments as decided by GIDC from time to time
